Management Operations
To maintain a conducive incubation environment, approved resident Companies must comply with the following management operations:
(1) Operational Management
- Performance Management: Resident Companies must submit relevant progress reports (including balance sheets and income statements) to our center for record-keeping every six months.
- Space Usage: Our center provides incubation space and equipment usage only. Resident Companies may not use the incubation space as the business address for any commercial registration. Upon contract termination, the space and equipment must be restored and returned to our center.
- Name Usage: Without written consent from Ming Chi University of Technology, advisory experts, and our center, resident Companies may not use the names of the university, advisory experts, or our center in any form of advertising or product packaging.
(2) Facility Management
- Incubation Contract: Resident Companies must sign an incubation contract with our center before moving in. For any extensions or changes, they must renew or amend the contract before the term expires and comply with the contract terms.
- Maintenance Fees: Our center provides well-maintained incubation space and preferential maintenance management fees. Incubation space is allocated based on the number of regular employees reported by the resident enterprise, with a minimum of three ping (approximately 9.9 square meters) but a maximum of 2.5 ping (approximately 8.25 square meters) per person. Maintenance fees are NT$600 per ping per month. Resident Companies must pay these fees in cash by the 5th of each month and prepay three months' maintenance fees as a deposit before moving in.
- Equipment Responsibility: Resident Companies are responsible for the safekeeping and maintenance of allocated incubation space equipment. Before moving out, they must return all equipment to our center. Any relocation, removal, installation, or reconstruction works must be applied for in writing with design plans submitted 30 days before construction. Approval must be obtained before any work begins. The applicant is fully responsible for controlling access and ensuring the safety of personnel, as well as maintaining the safety of the facility and environment during construction.
- Access Control: Employees and related personnel of resident Companies must adhere to our center's access control regulations. A list of permanent personnel must be submitted for record-keeping, and any departures or changes must be reported promptly with the return of relevant documents.
- Environment Maintenance: Resident Companies must mutually respect and jointly maintain cleanliness and peace within the environment.
- Waste Disposal: Hazardous waste must be disposed of and treated by resident Companies in accordance with environmental protection regulations. General waste should be disposed of according to recycling and classification standards at designated collection points.
- Mail Handling: Correspondence should include the incubation space number for efficient delivery and processing.
(3) Public Facility Management
- Usage of Public Facilities: Public facilities belong to our center. Resident Companies may use them independently or by registration, provided it does not hinder our center's mission. If there is overlapping usage time, our center will coordinate accordingly.
- Maintenance Responsibility: Users are responsible for the maintenance, safekeeping, and return of all facilities. Any loss, damage, or malfunction of facilities and equipment must be reported to our center immediately.
- Payment for Public Facilities: Resident Companies using fee-based public facilities must pay according to the specified payment methods on time. Any loss of rights due to delayed or overdue payments will be borne by the enterprise.
